Neil Fleet
I have been a Portfolio Property Manager for over 20 years on Longboat Key, City of Sarasota, Lido Key, Siesta Key and Venetian Golf and River Club in Venice. I have successfully helped associations navigate all the changes in Florida Statutes and making sure they were in compliance.
I have served on the Town of LBK and Sarasota County UPPI (Unified Program for Public Information/Flood Plain Management) Committee for the last 17 years. The work on these committees on the annual reporting to FEMA has led to discounts of up to 25% for everyone on their NFIP Flood insurance premiums.
I have also served on the Sarasota County LMSG Committee (Loss Mitigation Strategy Group) for the last 4 years. I am the only non-governmental employee on the committee. I have worked with the group to help get state and federal grants to improve drainage on properties and reduce flooding events in the future.
I am the Office Manager of the Advanced Management, Inc office on Longboat Key for the last 15+ years. I currently manage a staff of 6, as well as being an active Portfolio Manager.

Her responsibilities included budget development, reserve planning, risk management, contract administration, board relations, staff development, regulatory compliance, and long-range community planning. Earlier in her career, Andrea held leadership positions with MG Properties Group in San Diego, California, serving in both Property Acquisitions and Operations Property Management roles. These experiences provided a strong foundation in asset management, property operations, budgeting, marketing, leasing, maintenance oversight, and resident relations.
Andrea earned a Bachelor in Business Management from Northern Arizona University and holds a Florida Community Association Manager License. Jeannette Graham
I am currently with Castle Management and have been with them since 2023.
I started as a PT Administrative Assistant in 2007 at Lido Surf & Sand. a self managed property. I was inspired to get my CAM License and never looked back! What I love about this industry is that no two days are the same. We can never get bored in this industry. There are always issues with the property, staff, residents or vendors.
In 2015 I was a finalist in the Communities of Excellence awards, and in 2016, not only did I win two Communities of Excellence awards for the Comeback Kids and Community Advocacy and Volunteerism, but my Condominium, River Dance also won the Condominium of the Year award!
I have served as a luxury on-site manager for properties that were self managed and managed by management companies. I have generally served my communities for three to five years. I seem to specialize in troubled properties that need help. I am somewhat like the Nanny McPhee of property management. When you need me but don't want me, then I must stay. When you want me, but no longer need me, then I must go.

Sai Davila
I am an Onsite Community Association Manager with over 12 years of experience in community association management. Since taking over management of Casa Bahia at Westshore Yacht Club in September 2025, I have focused on strengthening operations, enhancing resident communication, and bringing long standing community projects to successful completion.
As the manager of a nine building waterfront condominium community, I oversees daily operations, capital projects, vendor management, building systems, elevators, and critical infrastructure. During my tenure, I have successfully completed multiple projects that had been at a standstill for years, including window and sliding glass door replacements, elevator compliance upgrades, building painting projects, storm screen installations, and garage door replacements.

Originally from Midland, Michigan, I relocated to Bradenton, Florida in 1989 and graduated from Bayshore High School in 1993. I am a proud mother of three adult children and a grandmother to four wonderful grandchildren.
I began my career in property management in 2000 with Advanced Management, Inc., where I dedicated 19 years and developed extensive experience in both portfolio and onsite management.
Currently, I serve as the Onsite Community Association Manager (CAM) at Jamaica Royale on Siesta Key, representing Castle Group Management. I have been in this role for nearly five years, overseeing daily operations and leading a team of nine staff members at a 175-unit vacation rental property.
One of the most significant challenges in my career has been the rebuilding and restoration of our 10-acre property following the impact of two hurricanes in 2024. This experience strengthened my leadership, resilience, and commitment to the community I serve.
Outside of my professional role, I am passionate about giving back. I actively volunteer within my community and support organizations such as Kim’s Krew Food Bank, Mothers Helping Mothers, and Toys for Tots. I also enjoy volunteering at my grandchildren’s schools and being involved in their lives. In addition to volunteering, I enjoy event planning and crafting.

Josh Ladyzhensky
Josh Ladyzhensky serves as the General Manager and CAM for L'Ambiance at the Longboat Key Club Condominium Association, a luxury Gulf-front condominium community on the Southern tip of Longboat Key. Born in Brooklyn, New York, Josh was raised in the Bradenton and Sarasota area from the age of two and is proud to serve a community in the region he has always called home.
Josh brings a strong background in luxury hospitality, condominium management, team leadership, vendor relations, financial oversight, capital improvement projects, and resident service.

Cammy Milner
Cammy Milner joined Condominium Associates in 2021 and is currently the onsite LCAM at Sea Gate Club Condominium Association on beautiful Longboat Key. Sea Gate's gulf side location provides the perfect opportunity to enjoy property walks on the beach and throughout the building's 15 stories. Cammy spent most of her career in the hospitality industry and considers her onsite LCAM position a true extension of hospitality. Establishing vendor relationships, updating association records, and implementing a preventative maintenance program have been her focus since accepting the position at Sea Gate in 2023.

Paul Colella
Paul Colella is an experienced high-rise community manager with more than 10 years of combined real estate, condominium construction project management and property management experience. Over the past three years at The Blvd Sarasota, he has worked closely with the Board of Directors to implement effective operational processes, establish a stable financial foundation, and build a strong, serviceoriented team. Paul is dedicated to supporting the needs of 49 residential owners, three commercial units and members of the First Service Residential staff, while fostering a sense of community. His leadership focuses on continuous improvement, enhancing building operations, and elevating the lifestyle experience for residents through proactive management, while supporting staff in a collaborative work environment

As an Onsite Community Association Manager at Bayshore on the Lake, I am dedicated to fostering a well-managed, financially sound, and welcoming community. Through strong leadership, effective communication, and a commitment to exceptional service, I work closely with the board of directors, residents, and vendors to enhance property operations, preserve community assets, and promote a positive living environment. Stephen Slotnick
Stephen has been managing the Alinari Condominium for Castle Group since moving to Florida in July of 2024. Over the past 12 years, he has managed commercial properties, high rise condominiums, townhome communities and HOAs. Stephen thrives as an on-site manager, which is where his communication, project management and relationship skills stand out. Prior to his career in property management, Stephen was a top-producing mortgage banker, which is where he developed his expertise in budgeting, communication, real estate and legal issues. He was selected as Manager of the Year in 2020 by the New Jersey Chapter of Community Associations Institute.
Stephen has a unique style of management that balances a board’s goals and directives with his residents’ experience in his associations. Clear, direct and compassionate communication is often the key to resolving important issues. Having already achieved the CMCA® and AMS® designations from Community Associations Institute, Stephen received the coveted PCAM® designation in May 2026. He hopes to carry his wisdom forward in business development, consulting or education in the future. Mentoring others and helping them achieve their dreams has always been particularly rewarding.
When he’s not in the office, Stephen can be found traveling to exotic locations, cooking and entertaining for friends and family and working out on his Peloton®. He is a former board member of the National Institute for Persons with Disabilities and now volunteers for the Special Olympics®.

For the past four years, I have had the privilege of serving as the Onsite Condominium Manager of a 151-unit condominium community.
Throughout my career, I have believed that great management is built on communication, integrity, accountability, and a genuine commitment to serving others. I work closely with homeowners, board members, staff, and vendors to ensure our community is not only well maintained but also financially responsible and welcoming.
One of my proudest accomplishments has been leading significant building improvement projects that enhanced the property while reducing operating costs. By focusing on long-term planning, efficiency, and responsible stewardship of community resources, I have helped strengthen both the physical condition and financial health of the association.

My name is Mariah Bland, and I have the incredible access to work for Broadway Promenade Condominiums in Downtown Sarasota. I started off my career as being the Office Administrator and after 6 months into the role I was presented the opportunity to get my CAM License. Passing on the first try, I received the recognition I had been longing for. In 1 year, I was able to go from Office Administrator to being promoted as the Assistant CAM. Laurie Denenholtz, LCAM serves as the General Manager for Indigo Neighborhood with Castle Group. As the Office Manager, I am likely to be the first person you talk with when you contact Pinnacle. You won’t be disappointed. With nearly 30 years of experience in customer service, I bring the friendly demeanor, professional background and precise organizational skills it takes to keep our office running smoothly while also making sure we meet your business and association needs.
Prior to joining Pinnacle in 2019, I worked in the medical field in the area, where I handled a broad range of duties that included office management, appointment scheduling, payment processing, and insurance verification.
When I am not busy helping Pinnacle clients, I enjoys rooting on my favorite college sports teams – Go Noles! I am also an avid golfer whose team regularly competes for the league crown at a Venice Golf Club.

Shannon Roberts, Castle Group
As the Assistant Property Manager for Providence Lakes with Castle Group, I am proud to serve
a vibrant residential community of approximately 1,725 homes. I joined Castle Group a little
over a year ago as an Administrative Assistant, where I gained valuable experience supporting
the community and its residents. After earning my Community Association Manager (CAM)
license, I transitioned into my current role as Assistant Property Manager.
Working alongside our Property Manager, I help oversee the daily operations of a large and
active community. With only two of us managing the needs of more than 1,700 homes, each day
brings new opportunities to solve problems, support homeowners, and help maintain the high
standards our residents expect. While the role can be challenging, it is equally rewarding, and I
enjoy building relationships with homeowners and contributing to the success of the community.

I have been working in the community association management industry since March 2015 first with Markel Management and currently with Pinnacle Community Association Management as the Accounting Supervisor. I oversee the daily operations of accounts receivable, accounts payable, and financial reporting, ensuring accuracy and efficiency for the communities we manage. I strive to provide excellent service and build strong relationships with coworkers, service professionals, owners and board members alike.
When not working I like to travel to new places near and far. Some of my favorite places have been skydiving over the great barrier reef, animal picture safari of the conservation parks in South Africa and Venice, Italy!

Brian Sgambellone, C&S Property Management

Kaitlyn Morkus is an Assistant District Manager with Resource Property Management and a Licensed Community Association Manager who is passionate about building strong communities and supporting the growth of those around her. After beginning her career in an administrative role, she developed a deep understanding of the industry through hands-on experience and mentorship, eventually advancing into leadership while continuing to manage a diverse portfolio of associations.
Community association management is a family tradition for Kaitlyn. She credits much of her success to learning from her grandmother, a respected CAM and former Vice President with Resource Property Management, and from her mother, an accomplished on-site manager who first introduced her to the profession.
